The site is currently vacant and largely flat in nature with a slight increase in elevation towards the southern boundary which is bound by the railway line. The site was previously used for employment purposes with a 19% site coverage. The immediate surrounds are predominantly residential with some commercial and employment to the northern boundary. Knaresborough Community Centre land boarders the western boundary with Halfpenny Lane running along the eastern boundary. The site has a singular point of vehicular access to the west of the site located on Halfpenny Lane.
